Hello, Queens, welcome back to another episode of the commission Queen manifesting in real estate podcast. Okay, now I know that everyone, everyone wants listings right now, right now, the name of the game is sellers and listings. And usually I hate that phrase that like you have to list to last. It's a common phrase that at least I remember hearing when I was going to trainings for real estate stuff. And it just made me so sick because at the time I was a buyer's agent. So I'm like, Okay, does that mean that I'm not going to make it in real estate as a buyer's agent. And even after I was a buyer's agent, I was really buyer heavy. And I just remember being so annoyed with that, because I never understood why we couldn't just succeed with buyers. And I fully believe even in this market, that you can succeed. Being buyer heavy. I have an episode called one showing wonders. Absolutely. Listen to that if you have a bunch of buyers right now, or if you're a buyer's agent that will help you get buyers in houses quicker. And make it really easy and make it really fun for you and your client. Anyway, okay, back to listings. So in this market that we are in right now, as wild as it is that it is difficult for buyers, and it is fairly easy for sellers, right for most of us for most sellers for most areas. And the consensus is people want more listings. Why? Because listings right now are going so quickly. So they're moving a lot faster, having a lot more success. So once you get a listing or get it on the market, you pretty much know that it's going to close within a relatively quick time. Plus, as a listing agent, very often you're doing less, you know, running around and taking up less time. And of course, in most markets, you're making a little bit extra on the listing side as well. So how can we get more listings? How can we manifest more listings? First, make sure that you feel confident in receiving listings in having listings, being a listing agent and knowing your listing process in order to figure this out? I mean, you know, like, just ask yourself, Do I feel safe? Do I feel confident in being a listing agent? Am I confident in my process for my sellers? If you are someone that usually has buyers or you're more buyer heavy, and you get less listings or let's say you've never had a listing or very few listings, this may be something that you need to work on. And that can be done through just finalizing your process. If you are a buyer's agent if you have the buyer's agent process down and you're like okay, totally get this. transfer that into the seller process. What do you feel really confident on in the buyer process
that you could translate into the seller process to make sure that you have that same smooth confident feeling okay. So like know what you're going to do when you get a listing lead, have that process set, then know What you're gonna do when you go to your listing appointment, if you don't have those things down, just create that scenario, and get them done right now and not when you start to get the listing leads, right? If you already have that confidence, you have that process in place, you're gonna feel so ready and prepared for those sellers, that they will be attracted to you. So get your processes in place, get your like listing guide, get your listing appointment process down, get your entire listing process down, where you feel totally confident. And that will naturally attract sellers to you, and you will not repel those scenarios when leads start to come to you. Because that can be a very real thing to where you may have the opportunities showing up. But if you don't feel prepared, it may not result in a sale for you. I actually hear these stories all the time with my clients, when they come to me and they're like, Okay, I had this listing, and we started getting things ready. And all of a sudden, something happened, something fell through something, like sabotage that and then it didn't result in an actual closing, that comes from not being ready to receive not feeling totally prepared in order to go forward. So make sure you have your materials ready. If you are bringing like a packet or something, make sure that you have a bunch of those made and ready to go. So you don't have to print it at the last minute. Be totally prepared, ready for the opportunity when it comes in when you attract those leads, and you will be ready to go and get that hot listing as a closing very shortly. Okay, next thing, if the first thing you're like, Okay, Becca, I get this, I am already a super listing agent, I already have all my processes in place. And I'm just waiting for more listings. Here's the tip for you. Especially even if you're looking for more listings, and you already have a bunch of listing, here is the tip for you. Make sure that you have space in your calendar that is set aside for listing appointments. Yes, like in your calendar block out certain times where you have potential listing appointments. Even if you have nothing on the calendar right now, even if you have no upcoming listing appointments, set aside a time maybe it's once a week, maybe it's three times a week, whatever the frequency that you need, that feels right, put on your calendar listing presentation. So you have that block ready to go. And then you know, when that listing lead comes in, you can put them right in those spaces. If you're already super busy, and you're feeling like you have that burnout, but you're wanting more listings, you want more closings, you want more money, I totally get that. Here's what needs to happen. You need to remove some things from your calendar, and put those appointments in. So some extra things that are happening in your calendar, or maybe it's just happening in your life and you don't have it set in your calendar, take some things away, so that you actually have time to breathe. And you have the energy that says I'm ready to receive I have the space I have the time in order to receive more listings. So often, like we are running and feeling that we can't handle more, even though we are asking for it. Our energy is saying no, we don't have any more space or time or like anything left. And so it's repelling those opportunities. If there's nothing that you feel that you can take off of your calendar, find out what you can delegate, find out what things are you doing right now that aren't necessary to your actual money making activities, or that are actually meeting you that don't have to do with your family? Like what are some things that you could take off your plate through delegating, maybe that's cleaning, maybe that's paperwork, maybe that's grocery shopping, find some things that you can delegate to create more space, more energy, and you'll be ready to receive.
The next tip is to find something that you can embody find a way that you can embody being that listing agent being the listing agent, where clients come to you. So whatever that activity may be having some sort of practice that you can do on a weekly basis. It does not have to be a daily thing. But what's something you can do on a weekly basis to tap into being that listing agent that receives ideal clients? Maybe it's affirmations, having a favorite affirmation, maybe it's a meditation, just clearing any of those blocks, that is putting the resistance on getting new clients or Adding listings, maybe it's visualizing or adding something to your homescreen, or adding something to your lock screen on your phone. Stepping into that embodied listing agent that receives ideal clients get into the energy into the frequency into that certainty of belief that you will receive consistent listings. The last tip I have, and this is one of my very favorites. And this is totally on the manifesting side of things, even though it sounds like it's not, but just getting into the frequency of the numbers that you want to receive, play around in a journal, writing out what type of listing you want, and even playing with the numbers, like writing, what are the numbers for having a $700,000 listing? Or a Million Dollar Listing? Or whatever that number is for you look at what does the commission look like on that? What could you do with that money? Write out how many listings would you like to receive per month? Then write out what does that commission look like? And write out? What would you do with that commission? In a year's time of receiving those types of listings? What could you do with that type of money, and have so much fun with this, like this should not be stressful, it should be super fun. And just getting into that vibe of high numbers that you want. If you want to put in like realistic numbers, and have whatever your current sales prices, you can do that. Put that on one side. And then in another side, write out all of the things that you would like to do the types of listings that you would like to have, if you want to have luxury listings, put that in and start to dream about that. Because that will start to become your reality, then with everything that you wrote out for what your dream would look like for what type of listings that you want to have, and the price points that you want to have that area that you want to have, then go to that area in your MLS, look at the types of homes, look at what's selling, what are the market stats for it, and really dive into that area, so that you know what's happening in it because you in those moments are attracting those clients. So as you're creating that, as you're feeling into those numbers, as you're getting into the certainty of being an amazing freakin listing agent, especially for this ideal criteria for you, go into your MLS and dive into it because you are attracting those clients, they're going to show up to you one way or another. So you want to be prepared. So prepare yourself with the market stats, and get to know it also through that you can find like Okay, is there anything that's not selling? Can you go back three years, five years, seven years in MLS and see what properties have cancelled or expired, you can dive deep into that, if that's something you'd like write them a letter, if you want to become that communities expert start to host the little events that are there that will give those neighbors value. It'll be fun, you know, you could do a photo day or food truck day or some sort of event for that neighborhood in that community. And they will see you as the community expert. Now even without doing those things which that will speed up that manifestation in receiving those clients. Even without that I know like I'm telling you right now I know for a fact that you will receive those clients one way or another that's why I'm telling you to be ready because do not make my same mistake when I was just like all in on manifesting and saying I'm gonna receive a listing in this neighborhood in my dream neighborhood that I had grown up like driving around looking at these houses going to these streets to get inspiration these beautiful million dollar homes that
were historic and beautiful in our state. This street this area is so well known even around the world. And guess what I did? Like I did receive a listing lead not just like a boring one either. This was actually had to do with like a famous couple. Oh my gosh, yeah. So I did receive a listing lead within just a few weeks after I said I was going to manifest this listing. And I was so not ready. I didn't even call the lead back. That's an embarrassing story but I'm sharing it with you so that you can learn from my mistake be prepared and step into an embody the listing agent that is the expert listing agent for that area. All right, I want to give one more bonus tip and this is for Those of you that are just feeling super stagnant in what you're getting. So maybe you're getting really consistent business right now. But you're just feeling like you're stuck at that level. Or maybe you're not getting a lot of business right now. And you feel like you're stuck at that level. This is for those that are feeling stagnant, create movement in your life, and it will create movement in your business. So movement in your life can be actual movement, like having, you know, if you haven't worked out in a while or whatever, you just have to, like get moving, that can be a great one. Or if there's an area in your house that is just like maybe it's your office that has never been cleaned, and you have a bunch of papers, create space in that office, like clean that out, go through those things. If there's something you've been avoiding doing or cleaning out, make sure that you're creating space in those areas. Sometimes like a car, that's super messy. I see this all the time with realtors, because we live in our cars, right? So the car can be super messy. And even just cleaning that out and feeling refreshed, feeling like okay, my environment is now a reflection of me a reflection of my business, it will shift something in your business. So ask yourself kind of get in tune with what you need to change what you need to move in order to get things moving in your business as well. Okay, let's do a little recap. So in order to get more listings to manifest more listings, one, you want to make sure that you are totally confident in your process and confident in yourself being an awesome listing agent. So whether that's printing out your seller books, if you have those, or roleplaying what your listing appointment is going to be like making sure that you have all those processes down. So they they are ready to go that you are super ready to go and confident when the listing leads come for you because they're absolutely going to start coming your way. The second is to create space in your calendar. So even if your calendar is totally open, and you have nothing on there, no appointments, put little blocks of when you could do listing appointments, just so you see that mentally. And it begins to be put into motion. That that is when you're going to have those listing appointments. If you are super busy and you're feeling burnt out and your calendar is like totally full. That's something that you want to make sure that you can start to clear space in the calendar as well for those listing appointments. So maybe you have to delegate some things in your calendar, maybe you have to delegate some things that you normally do that may take up a lot of time, like cleaning or grocery shopping or paperwork or like running to listings just hang signs, different things that are a lower dollar per hour, or don't require you specifically or your attention that you could delegate to free up more time. The third is having a weakly manifesting activity, something that will help you embody this amazing listing agent that you want to embody. So having affirmations that are your go to that you can go to on a regular basis, maybe a meditation to clear any blocks of resistance for getting those listings, maybe visualizing I mean anything that you love in manifesting to help embody you become the listing agent that receives consistent and growing business. Next journal what type of listings you want, and run the numbers, run the numbers in a super fun way, seeing how much you would make if you were getting those dream listings.
Also, what would that feel like? What would you use the money for? Thinking of all of those things, journaling it out? And then once you've decided, okay, I would absolutely love if I got a lot of listings in in this certain neighborhood or certain community, then go to your MLS and start to see what homes are selling in that area. What are they selling for? What are the market stats really familiarize yourself with the market stats, the type of marketing the agents that are already there, and understanding what's going on there so that when this seller when this listing comes to you saying, hey, I want you to list my house in this neighborhood, because they will, I want you to be ready, be super prepared and feel like you are the expert in that area. And then if it's your thing, take action in that areas take steps towards actually working in the community. Maybe it's doing some sort of events giving value to that community and being the go to expert for them. Lastly, if you're feeling any sort of stagnant energy around where you are in your business, or even in general, create movement create space, and this doesn't always have to apply directly to your business. Because even when you create movement and space in your personal life, it does affect your business, it will transform your business. So creating movement, whether that's just like going on a daily walk, or doing some sort of like active activity, that's great. Otherwise, sometimes you need to create space. Maybe it's something that you've been avoiding that you need to do, maybe it's cleaning out something that you need to clean out, maybe it's your car, cleaning out your car, you know, tune into what that is for you do that activity and see how much will transform just like something small sometimes that we've been avoiding.
