Hello, Queens, today we are talking about manifesting clients money closings, all of the amazing things while you are traveling, especially as a real estate agent, we have this idea that as soon as we go on a trip or as soon as we like are about to go on a trip, that's when all of the things happen. That's when all of a sudden we're getting clients, all of a sudden contracts are coming in, all of a sudden, something happens with our buyers or our listing. And so what happens, most Realtors either never even schedule the trip, because they know that it's just going to cause them to be stressed out and they're going to be too busy. And they don't want to miss out on business. And several cancel the trip. If something happens, things show up, they canceled a trip because they say well now I'm too busy. And I can't go. I've heard this story time and time again, from realtors that I know personally from my students at commission queen, I mean, so many agents are canceling their trips or not taking any trips at all. Because they are terrified that when they do, things are going to finally start picking up and they are going to be gone. So logically, I get this I get why people avoid trips and canceled trips because they want to be there for their clients. So I totally appreciate that about the agents that are doing that. Because really, they want to be there and be super present for their clients. Because they do not see that there's any other way. But let's talk about why it happens. Why does it happen that when we go on a trip, when we take a vacation, all of a sudden business starts to happen, even if there was nothing in the pipeline nothing going on. Or you know, if something like your listing wasn't really moving, not that that happens in this market anymore, but or if your buyer wasn't getting offers accepted, or they weren't riding on stuff, and all of a sudden they do when you're just about to go out of town or when you're out of town. Why does that happen? The main reason you start to get a lot of business, right when you're going on vacation, or when you are on the trip already is energy, that energy that you are shifting in your body, shifting in your mind, feeling like Yay, I'm on vacation, this is amazing. Or even that worry of oh my gosh, I'm going on vacation, I hope that I don't have a whole bunch of business happening. And that belief that Realtors when they go on vacation, they have a lot of things happen in their business. I love this example of traveling as a realtor so much because even if those that have no idea what manifesting is, or doesn't totally understand what it is, how to do it, and how it shows up in our life. This is the exact thing. It's showing that that energy shift changes what happens in your business. That's why understanding your vibration, understanding your feelings and focusing on what brings you joy is so important to not just your health, your mental health, your life, but to your business and to what you're creating in your business, what you're bringing into your business, bringing in those ideal clients bringing in consistent closings, it all plays a part and energy is the biggest part in all of it. This has happened to me time and time again where I have gone on trips and either just as I'm like at the airport several times when I'm at the airport, I'm like negotiating deals I'm writing offers, getting phone calls from referrals. Just as I'm about to board the plane to go on the trip or I'm on the trip and first day, I suddenly get a referral or somebody asking about writing a purchase agreement because they went to an open house and fell in love with the house. So these things have happened to me time and time again. And finally I started saying, Okay, I'm going to use this to my advantage instead. of being afraid of it, and canceling all my trips and never going on trips, I'm going to use it to my advantage, I'm going to go on more trips, and continue to have this belief that the more that I travel, the more money I make, the ideal clients are going to come in, the referrals are going to come in, the listings are gonna get sold, the buyers are gonna get houses, I mean, all these things I have ingrained into my belief system, and then my energy is creating that. And I know that since traveling is one of my favorite things to do. I am in the highest vibration when I'm traveling. And all of the good, amazing things happen when I'm in that high vibration. So I wrote down that my goal was to travel 12 plus times a year. When I wrote that down, I was barely traveling two times a year. But I love travel. And I really wanted to make that a goal. When I wrote it down, it felt scary, it felt impossible. It felt almost stupid, like, Okay, you shouldn't travel that much, because you should be home doing business. I mean, these are all the things that were running through my head when I wrote it down, but I wrote it down. So purely out of desire. It was what I was desiring. And I knew that if I followed that, that it was the right thing, that things would fall in place. So that year that I wrote that down the beginning of the year. That year, I ended up traveling, like 13 times. So I did it, I completed my goal and it became effortless. Basically, every time I was going on a trip, I decided that everything was going to fall in place. So even if I was so busy, right before the trip was happening, and I'm like how can I go on this trip, I shut down that thought. And I just said, You know what, everything is going to fall in place, and everything's gonna get taken care of. And I'm gonna go on this trip. And even more amazing things are going to happen. That year, the most inexplicable things started to happen. I went to, I can't remember a tropical destination. And all of a sudden, I got an email from somebody that found me online somehow, and I don't do any social media, or anything. So that was so wild that they found me. And then I went to another place. And this lender that I met one time and had never done business with referred me to his brother. And it wasn't just that I was getting business when I was going on trips. It was also that everything was getting taken care of at home with my clients. So if more travel is on your list for this year, listen up, grab your notebook and a pen and take some notes. Because this is going to help you so much in creating a lifestyle you love, especially if you love travel, or even it doesn't have to be travel or trips, it can literally just be taking time off with your family taking time off for more you time, more kids time, and creating that balance and lifestyle. The first way to do this is creating that energy and belief for yourself to create some sort of mantra or belief that you can focus on when your brain starts to go back to scarcity mode or feeling like I have to cancel the trip. Or that you're worried about what will happen when you're gone. Have something that you can anchor anchor yourself to, like a mantra how mine was, the more I travel, the more money I make, that became so ingrained in me. So find something you can take that one find something that really resonates with you that when you think about it, you go back to the focus and it feels more at ease, it feels more aligned, versus the worries that you're used to trust that when you are in that high vibration when you are enjoying your life, having that balance feeling that lifestyle freedom, that that is when you are attracting your most ideal clients, the easiest closings and the easiest transactions. Next, a very important thing is to have your at home team set up and ready to go. And what that means is even if you don't have a team if you are a solo agent, which I'm a solo agent, create a team for yourself that you know will take good care of your clients when you're gone and that you know will have your back so that if you need to say Hey, I am super busy right now but I just had a client that wants to write about purchase agreement can you help me out that they will be there for you? Your office friends are amazing for this and if you don't have Office friends, meaning like agent friends in your office, start to create some When I first started and started doing the traveling so often, I had an amazing agent, friend, we were like the same age, we were doing all the same things. And so when she would travel, I would take care of her stuff. And when I would travel, she would take care of my stuff. And I always knew that she was on it. And you know, we had different deals. So you can work out deals with people, where it's just like, you know, I'll take care of your stuff, you take care of my stuff when we travel. And you don't have to have any exchange of money. Or if you want to have a fee based thing, like I'll pay you 50 bucks at home, 100 bucks a home 100 bucks a purchase agreement, whatever it is, I'm just throwing these things out there. Or if you want to give them a percentage of something, work all of that out before you go on a trip like well, before you go on a trip, make sure that you have really great agents that you trust, that will take care of your clients while you're gone. Create a list for them, of who you're working with, and who they potentially will be talking to. So I just write down, you know, the names, the address of the listing, and kind of some characteristics of what they're looking for questions they may have seen with buyers, you know, here's the buyers, here's what they're looking for. And any thing that they should know about those clients, then I give them that list. And so when I say Hey, John and Susie are wanting to look at a place, they can go to that list and say, oh, okay, John, and Susie have a family, blah, blah, blah, you know, whatever it is, you want to give them some detail, so that they can show up really like knowing your clients. So your clients aren't feeling like they're with complete strangers, make sure your clients are feeling that they are well taken care of and that you have totally told this person about them and their situation, so they don't have to reiterate it to them. If your office offers some sort of transaction coordinating, or marketing, coordinating, anything that will help connect with the lender, the title, and your clients. Even if you don't use them. Usually, when you're traveling, it's great to have that transaction coordinator so that they are keeping in touch with your clients and giving them updates along with the lender and the title company. If your office doesn't offer transaction coordinating, then you can always look up there's usually local or virtual services that will help you do the same thing. Also, if you're working with a lot of buyers, I like to make sure that I have not just one but a couple agents that are willing to do showings for me and I have whatever that agreement is worked out with them. Because everybody's schedule is going to be crazy, everybody's schedule is going to be different. So if one agent can't do it, I want to make sure that I have another one or two agents at the ready for my clients whenever it works for their schedule as well, especially in this market, when houses are going super fast. And it's important to be able to get there on time. Now this next tip is really just for you to enjoy your vacation, and not be in Super work mode, because then you're only going to stress out and you're going to go back to worrying about what's happening back at home. And thinking that you shouldn't be on the trip. Here's the tip have boundaries for yourself on when you're going to look at your phone. Even if it's like loose boundaries of I'm going to look at it maybe once every two hours or something. Or maybe I'm just going to look at it at this time. And this time or just in the morning. And once in the evening. Put some sort of boundaries around how often you're going to be working how often you're going to be checking your email, your texts, your phone calls, because you want to enjoy your vacation. If you are just constantly on your phone, even if you're on the beach, which is great and amazing. And you can do that if you have something that is super active. But don't do it the entire vacation take time to just be an experience your vacation and experience that high vibe self so that everything can be smooth and amazing at home. I know that the more I have checked my phone, check my email, check my text messages and talk to the lender talk to the clients all of these things while I'm traveling. I'm just getting like more and more worried and hyped up about things. Then things get stressful and they start to feel a little bit bumpy things start to get a little bit bumpy instead of having these really smooth transactions where I don't have to worry. Take time. I promise this tip is so so so needed. You want to be able to reap the benefits of feeling those amazing feelings of traveling and having the lifestyle that you love, not the lifestyle of I'm at a place. But I'm actually stressing because I'm doing work at home, instead of enjoying my vacation, I wish I would have just stayed home, so that I could be doing work and not stressing about it. You don't want to get into those fives I promise, take time and just enjoy being with whoever you're with your friends, your family solo travel, just enjoy it. Now this last tip is the key to my success of traveling 100 plus days out of the year, and still making multi six figures as a realtor. But it's not for everybody. If you really just want to have one to two vacations a year and you want to seriously take work completely off, you don't want to be on your phone at all, you just want to be in vacation mode 100%, then it's up to you if you want to bypass this tip or not. But okay, my tip is, do not actually tell your people that you're going on vacation, especially if you want to travel a lot, especially if you plan to travel a lot. Don't tell your clients every single time that you're planning a trip or going on a trip, don't tell your lender partners or any other partners that are referring you. And here's why. Every time you go on a trip and you tell people about it, they automatically are like, Okay, well, we don't want to bother you. And they try not to talk to you. But then that also could end up in them feeling like they're not being taken care of, it can end up in them, maybe going to a different realtor, it can end up in your referral partners referring someone else else because they know that you're on vacation, and they don't want to bother you. So I just never tell people when I'm going on vacation, and I let them know, you know, sometimes my schedule won't allow me to do showings or whatever. So I have these other partner agents to help show the property to you or whatever it is. So I tell them this upfront. So they know if they get another agent. It's just my schedule didn't allow it. If it comes up, I will tell people, you know, yes, I'm in a different country. But most of the time people never know when I'm traveling, because I still have you know, the certain times that I'm checking my phone, and returning calls, returning emails, and making sure that I get appointments scheduled for my buyers and sellers when they need it. Sometimes it will come up that I was in a different country last week. And my clients were like, Oh my gosh, I had no idea. I thought you were here because you were responding to everything. And I'm like, yeah, that, like I'm so glad because I want them to feel super supported in their journey. And so I just never want to be hands off and like, oh, sorry, I'm traveling again, I have everything in place, so that things work seamlessly while I'm away. And I'm still getting business and I'm still turning over business and getting contracts and all of the things while I'm away, it works so seamlessly, and it can be easy. So many people say Realtors can't travel. And Realtors can't take days off and all of these things and it's so not true, you can absolutely create the lifestyle of your dreams, you can have that lifestyle freedom, it's just knowing what to put in place, having those beliefs in place so that you can go back to them when the old ones come up in a setting that energy, setting that energy to continuously attract your ideal clients attracting those smooth transactions. So everything goes seamlessly and having people and processes at home when you're traveling, the take care of everything for you. So it doesn't have to be you physically there all the time when 2020 happened. And I wasn't able to travel as much. You know, I

went like eight or nine months without traveling, which was such a long time. I went back to that old way of thinking. So the first time I had a trip, like a bigger trip. I'm thinking how can I go on this trip? And I have so much to do I have so many clients and how can I do this? And I just went whoa, okay, this is old thinking, and I need to go back and say everything will be fine. Everything will get taken care of and everything will fall in place. I am meant to go on this trip. It is in my best interest to go on this trip. And I will stay high vibe so that I can continue to have new clients coming in. When you're first starting out. You're going to have to be that gentle observer noticing those thoughts and those worries that are coming up I have, I'm so busy and all of these things are happening. Just realizing that that does not have to be a reality. Yes, you can be busy. But that's not a bad thing for you to go on a trip, then it doesn't mean that everything's gonna fall apart when you go on the trip. It's just that things are happening. And it will all fall perfectly in place. Whether you are on vacation or not. It's the weirdest thing whenever I need to be in person, like, it's a must, must, must that I'm in person. It's somehow the times that I am home, or you know, I need to be in person for something and I literally am able to schedule it like the day I get back or the day after I get back from a trip. It just falls perfectly in place. It gets to be easy. It gets to be fun, and it gets to work out seamlessly gratitude and abundance cleans and I'll talk to you in the next episode.
