Hey, Queens, welcome to another episode of the commission Queen Podcast. Today, I want to talk about automating your lead generating lead generating gets a really, really bad rap. And for good reason, because most lead generating, especially the type that the real estate industry pushes that many offices push that many coaches push is lead generating that we absolutely hate their activities that we hate to do on a day to day basis. And not even that it's like something I would not even want to do once in a year. And they expect you to do it either every day, or every week, or you know, multiple times a month. And you know exactly the activities that I'm talking about. Those cold calling door knocking talk to a million people hand out your business card, active active lead generating activities, prospecting, whatever you want to call it. And so often they just say like, you know, do more of that talk to more people, and you will get business. And yes, that is true. The more people you talk to, the more business you will get, however, is it the only way to get business. I think a lot of times offices or coaches or whatever people that are pushing those activities are they don't know what else to do. They don't know what else that people should be doing. They don't know how to help agents, new agents, agents that are in new markets, or just agents that are struggling in general, they don't know necessarily how to help them. So they just say the old tactics of go out and hustle your way to success. And yes, those things can work. However, they only work when you are working them. And you know that as well as I do, especially if you've tried these things, that yes, they work when you are working them on a consistent basis. So a lot of times, they say, you know, put two to four hours in your schedule every single day and carve out that time specifically for prospecting for lead gen. And what happens is, you either do this consistently, and then maybe you do get a lot of business. And it's hard to keep those things going. You get busy with your buyers, you get busy with your listings and appointments and all these other things that you stop lead generating quite as much. So what happens is, you know, agents get that roller coaster income, meaning their income goes up, up, up, and it's going way up, and then all of a sudden, it tanks down where you have a month of no closings or two months of no closings or way less closings than you had before because you weren't able to keep that lead generating consistent and it wasn't sustainable. Even if you're like I don't really care about lead generating I kind of think it's fun to do cold calling. I think it's fun to do door knocking. This is a way to keep your lead generating consistently talking about automating your lead gen how can we make your lead generating your prospecting, passive, I am all about what I call passive leads. It's just like passive income, right? We want to buy real estate or buy invest in stocks, because we want that passive income where our money is working for us, even when we're not putting in the hours. That's exactly what passive lead generating is. It's where your lead generating is working for you even when you're not actively lead generating. So you can be really busy with your clients and still get that consistent business because you're automating your lead generating, you can go on the trips, take the trips and still get consistent business because you're automating your lead generating. Okay, let me back up. That was, I was getting a little too crazy about that. But with the lead generating that you're automating. It is so much simpler than I think people make it out to be a lot of offices, I know have said like it's impossible to do. And you have to be active on your lead generating in order to get consistent business. And I just want to say, No, I don't agree with that. And the reason is, because I have experienced it firsthand, where my business actually blew up, when I put a system in place, instead of trying to consistently lead gen all the time. Now, for me, I've shared this in the past, I absolutely hate lead generating, I like to call my lead generating money making activities because I need to shift my entire mindset around these things. Because lead generating was such a negative thing for me that it wasn't working for me, I would do the cold calling, I would do the door knocking I would do the networking. And I felt so icky about it, I felt like I just absolutely would rather not make any money. Because I just didn't want to do those activities. It just felt so icky to me. And even when I was doing them, I wasn't getting the best results. Now, my my stance on that, of course, I'm all about the energy and manifestation and how that shows up in our lives. And if you're feeling icky, if you're feeling an align, if you're not aligned with what you're doing in your lead generating, it's not going to get you good results. On the other side of things, just like the practical, if you hate it, it's not going to be sustainable for you, if you absolutely hate what you're doing in lead generating, it's not going to be sustainable for you to do on a daily or weekly basis. Right now is the time for business planning and talking about 2022 upcoming, and a lot of people are writing down, okay, here's what I want to make, here's how many clients I need. And then here's how many appointments I need. So what am I going to do to get those appointments, and you're creating a scenario of what your week will look like, or what your daily work will look like. And many of you are putting in that you're gonna do you know, X amount of calls or X amount of network errands, whatever it is these active lead generating techniques. And it looks really good on paper, maybe your mentor or maybe your office or whoever is helping you doing the do the business planning is saying like, Yeah, that's awesome. That's such a great plan. And if you stick to that, you will absolutely get the business, which is amazing. And yes, if you stick to it, you maybe will get that business, if you love it. Like that's the thing, if you love it, if you stick to it if it's consistent, and is it sustainable. I know when I was really trying my hardest when I was hustling my hardest, I wrote out the most amazing plan of what I was going to do on the day to day basis. Like, you know, Monday was going to be my dedicated day to social media. And Tuesday was going to be my dedicated day to networking. And Wednesday was going to be my dedicated day to cold calling, whatever I had every single thing and it was great. I looked at it and I was like, This is amazing. Yeah, I'm absolutely gonna kill it. And then when I started to do it, I realized, whoa, okay, I actually don't enjoy this. And I started to avoid it, I started to avoid it more than I was ever doing it before. If you can relate to this, know that you are not alone. The number one thing I hear from agents is the number one struggle is lead generating, staying consistent with lead generating. And the reason is, is because I don't think you are supposed to be working on a day to day basis doing lead generating, I don't even necessarily think you need to do something weekly for lead generating. Even if you absolutely love what you do. It's not sustainable to keep that in your schedule daily or again even weekly. So that is why I highly recommend that you create a system for yourself that automates your lead generating so you get those passive leads. If you talk to most successful agents in your office, most top agents in your office, ask them what is their system do they have a system that is working for them that is getting leads for them out? I have the active day to day activities. And they will say yes, if you see agents taking trips, and spending time with their family and having a bunch of freedom and still closing more deals than you, they have a system in place to automate their lead generating. Okay, now that I've talked about this enough, and hyped it up enough, do you want to hear about how you can do this? What are the different ways that you can put in systems to automate your lead generating, let me give you some specific ideas. One idea is creating a buyers online workshop. So it for first time homebuyers, or for buyers that have questions and wondering, you know, what should I do to buy a house? What do I need to? How much do I need to bring to the table, what's involved in it, how to look for a realtor, all of these things, you could create an online home buyers workshop for them to watch on their own time, this is something that you would create once and constantly be using for your new buyer. So if you have leads that are coming in, you can send this to them. If you have social media, you can put this as the link in your bio, so people can sign up and get this buyer's workshop. So essentially, it's like an email that they're watching getting these different videos and seeing what they can do. So they're seeing you as the expert, they're seeing you as the trusted expert that's helping them figure out you know, the first steps to buying a house, who do you think they're going to come to, to finally work with to purchase their house, it's going to be you when they're seeing that they see you as an expert. So few realtors are doing this. And it's such an easy touch, because especially if you have any leads that are coming in from from anywhere, or if you have social media putting that on there too easy way for people to opt in. Not having to have that like right away, contact, you know, they're not having to reach out and say, hey, I'm interested in buying a house, you can just make it as like, hey, no pressure, but I have this thing that will help you figure out the next steps for buying a house. This way you're getting their emails, you know, you can put them on your email list. And also reach out in a real way saying, Hey, do you want to meet up for coffee, I'm happy to chat more about this. It's the perfect way to show up as the expert and grab those people that are buying homes right now, especially the millennial and Gen Z buyers, they are going to love this. If you're looking to get more sellers, more listings. Of course, we all we love listings, right? A great way to do this is having a seller's challenge, like what do we need to do to get ready for listing. So again, a great way to do this would to be put this in your social media in your bio that they can click the link, if you could have a link of you know, if you're a buyer, click here. If you're a seller, click here. And it's a great way for them to feel like okay, they're getting the knowledge from you. But they're not having to reach out right away and ask you directly. Sometimes that's a little bit daunting. I know for me, before I do anything, I really like to do my research, and then I'm ready to talk to the experts. So this is a way for them to do the research. But do it within your own expertise where you know that okay, this alerts you this person is thinking about selling or thinking about buying. You could also create a guide to your city or a guide to your area. So you're getting those leads coming into you just seeing you know, especially if people are moving into that area, they're going to be searching and Googling and Pinterest writing all of these things. What's it like to move to your area and you could be the person that has the guide for the people. So create a guide and put it on a blog, put it on your website, put it on Pinterest and social media and find hashtags huge use hashtags that are very local to your area. And you know put in if you have a smaller town put in that smaller town and realtor buy it people will find you a lot of you know my friend Tara from realtor society. This is the exact way that she has automated her business that she received those passive leads. And she started to create these systems in her business and business blew up she was in a brand new market to her so it wasn't like she had a lot of sphere people or anything. She hated the cold calling. She hated the door knocking all of that. So she found this way to create a system that was constantly bringing new leads into her pipeline, her business blew up. And she was getting so many leads you guys that she was having to refer them out to people. And that's what she does now is she gets all of these leads that are coming in. And she's referring them out to other agents and making money that way. Can you imagine that, like, can you imagine not having basically creating something once, and then not having to do all of those lead generating activities that you hate, and you're receiving more business more leads than ever before, so much that you can't handle yourself that you are referring them to other agents, meaning you get to pick the clients that you want to work with finding those ideal clients, and you can work with those. So if you have a client that ends up being a nightmare client, meaning they are rude to you, and not appreciative, you don't have to cling on to them and hope for a paycheck, you know that the business is coming in, that the business is flowing to you. The way that I automated my lead generating automated that passive leads. So those passive leads were coming to me was through becoming referral based. I decided early on that I wanted to be a referral based agent, because I know that referrals we all know, right referrals are the people that are going to know like and trust you right away. And that's going to be the most difficult part with any type of lead that's coming in, is getting them to know like and trust you. So it's a great way with Tara. They saw her right away as the expert. So they know like and trust her. They're seeing, you know, videos of her and reading things from her and all of that they know like and trust her right away. And I wanted to do that on the referral side, having referrals meant that people were my past clients, or people that knew me, were saying, Hey, you're buying a house, you're selling a house, go see Becca, talk to Becca, here's her information, you have to work with her. Because she is amazing. That's what I wanted. And I didn't know how how I was going to do that. Because I didn't have a lot of past clients. I didn't feel like I had a huge sphere either. But I figured that there was ways that I could create referrals, even without having a big sphere, or even without having a big or a large amount of past clients. So I created a nurturing system that was going to have meaningful touches with my past clients and with my sphere, the ones that I did have. So for me, that meant doing events, and really connecting with my people really nurturing them, so that I'm staying top of mind in a really real and authentic way. I cut money from all of my other marketing, and I just put money towards nurturing my people. Basically, I was able to break it down. So I was only doing something or focusing on something once a month, once a month, I was focusing on something to nurture my people. And then it just worked for me. The people were talking to their friends to their family, and they wanted to be the heroes saying if you're going to buy or sell a house, work with Becca, and so I would go on vacation, I would travel the world. And while I was doing that I was still getting people sending me referrals and saying, Hey, I have so and so that wants to work with you or the referrals would reach out to me and say, Hey, I heard that I have to work with you. So I would do something, you know, once a month, and I would get referrals leads on autopilot ready to work with me. Do you think you could do something at least once a month consistently to get business? Yes, you all could do that. Just once a month. It doesn't even have to be once a month if you did a couple of big things per year that would yield you amazing results. The funny thing that I find with a lot of my clients is they have a hard time actually whittling down to only working that amount of time. They feel like well, I have to do X amount I have to do this every week I have to do something all the time and you know, do the 33 touch or whatever these things are. And they get really nervous about doing less, especially if what they've been doing if they're doing a lot of things and that hasn't given them the results. If I'm saying you should do less, the first thing that comes to them I'm probably is like, Whoa, no way I can't do less because what I'm already doing is not encouraging. But here's the difference in this system. In this system, you're doing meaningful touches, you're making things really meaningful, really authentic. Instead of just sending out emails or sending out mail, or things that are not really breaking the surface with people, you want to be really authentic, because that will connect. And that connection is so bigger than anything, anything that you could do, even if you were to send an email, or a piece of mail every single day to somebody, if you had one, meaningful touch meaningful connection in the year that is more powerful than 365 days worth of emails or mail to a person, you feel that I also connected with a few lenders, and a few closers that loved the way that I did business. And I loved the way that they did their business. So I knew that I could trust them when I was referring them. And I receive a lot of business, just from those people because they can trust me in the way that I do business. And we make a great team. So if you can find somebody that you love doing business with you really trust, the way that they handle their business, the way that they will treat your clients. Having those referral partners is a great way to get passive leads as well. Now, of course, I can't share absolutely everything in this podcast episode, because that would be the longest episode to give you all the details of how to do it. So Tara from realtor society, and I put our two systems together and created the ultimate system for you to have that automatic lead generating to have the passive leads coming to you. So you can have more freedom in your business you can choose you can have the freedom to choose to work with only your ideal clients, you can go on the trip and still receive consistent business, you can probably tell I am so passionate about the commission system. This program is unlike any other that Tara or I have heard of. And it will teach you how to automate your lead generating, Tara and I both went through the struggle of hating lead generating feeling like we really want to be realtors. But at the same time, we don't want to do all of that stuff that we hate. And we're terrified to do. And we wish that we would have had this program because of course, we had to go through a lot of trial and error. And we had to go through years of figuring out what will I do in order to get business. And this is the system that will teach you how to do that and make it really easy. We had to come up with everything from scratch. This is the system and this is the program that's giving you the system and the templates, and everything to make it really easy. So really, it's almost like a plug and play into your own business. So you can create your own unique system because we want it to be aligned for you. We want that lead generating to be aligned for you. We want that commission system to be unique to you. So it works for you. This course is self paced, you get lifetime access. And so you can do what you want on your own time. You know, if you're really busy, we totally get it. And you can create your own system in as little or as much time as you need. Now, the questions we most often get about automating your lead generating or the Commission System Program is one can I do it if I am a brand new agent? And the answer to that is yes, of course. Um, I hope that you do especially if you're a brand new agent, because then you don't have to go through all of the trial and error and all of that like struggle period. So it's perfect if you're brand new agent. And even if you're not a brand new agent, even if you have been an agent for 10 years, and you either hate the lead generating that you do, or you're not getting really good results from the lead generating that you do,

get in the commission system or find a system for yourself, at least to automate your lead generating, because this will be a game changer for you to scale your business. Like if you really want to grow, if you really want to scale your business, and make more income with working less. It's got to be the passive lead generating, that's the best way to do it. Yes, you could work more hours, but then that's taking away time from your family and from your friends, and all of the other things that you want to do in your life. The other question is, what if I'm a part time agent. And same thing, especially if you're a part time agent, especially if you're a part time agent that would love to make it as a full time agent, this is a great way to do it. Because you don't have to be doing a lot of work all the time. Find your money making activities that will bring in business, even when you are at your full time job. The last question I kind of covered but the last question we most often get is, what if I don't have a lot of past clients, or what if I don't have a big sphere, in my area in my market. And for those, there are other ways to get people that you can be authentic with and that you can nurture the people around you. So other ways would be reaching out to your community, you know, doing fun events in your community. And being that expert in your area. Even if you haven't even lived in that area for a super long time. You can set yourself apart as the market expert, or the expert on events that are going on or the hottest restaurants in town or create a networking group that connects you with other small businesses in the area. And being that go to realtor for them. There are so many options to having that passively generating, creating a system that automates your lead generating so many other things that are better way, way, way, way better than having to set aside two to four hours to prospect every single day.
